Mantoan Management, LLC. was hired by a court-appointed receiver in Pennsylvania to conduct a Property Evaluation Report for a hotel they had been assigned.

One of the team members checked into the hotel as a regular guest and proceeded to do a Guest Service Report. The following day the other team members met and introduced themselves to the general manager and presented him a letter of authorization from the bankruptcy judge.

We met with the general manager and gave him an overview of the procedures we would be following in order to complete the assignment. A department head meeting was then arranged for that afternoon so as to keep everyone informed and to not disrupt the operation of the hotel.

The team was then paired up with the various department heads to start their fact-finding mission. In addition to the Guest Service Report that was completed, the following inspections and/or reports were completed:

1. Internal financial audit.

2. Marketing and sales audit.

3. Human resource audit.

4. Trip report, including room inspections.

5. Procedures audit.

6. P&L review and evaluation.

After all reports were completed, the team met to discuss their findings and make recommendations.

This information was then presented in a written report. The report outlined the deficient areas and provided recommendations for improving the operation of the hotel.
