The hotel was on the verge of being forced into bankruptcy by the creditors. The general partners hired us.

Our first step was to do a complete property audit. This included a financial audit, human resource audit and building inspection. We also worked with the franchisor to develop capital improvement plans. Simultaneously, we evaluated cost control procedures, purchasing procedures, accounts payable, and accounts receivable policies. Necessary changes were implemented immediately. On-property management was given an opportunity to upgrade their productivity.

All liens and lawsuits were identified and plans were implemented to keep the doors open. Our office contacted all the creditors. Payment plans were agreed upon. In some cases the creditor took a lesser payment in lieu of dragging out payments with no interest.

Budgets were developed and implemented. Strict operating guidelines were implemented. Daily, weekly, monthly and annual schedules of cash flow were instituted.

These programs were monitored daily through fax transmissions, phone calls, and most importantly, frequent property visits.

Goal sheets and action plans were established for the property and all of the key members of the property management team. These were reviewed weekly.

Within six months, the property was out of the woods and on its way to being a sound financial investment. With our continued involvement with the property, it continued to be profitable, thus securing the partnership's asset.
