The first step in the renovation process is to establish the overall task at hand.  To accomplish this our consultants will meet with the property owners, franchise representatives, if applicable to review competitive properties. 

Once the overall task has been established we will develop a "scope of work" worksheet.  From that a preliminary budget can be established.  Should the overall task exceed the cost that the owner is willing to spend, the overall task will be adjusted to meet the wishes of the owner as well as the requirements of the franchise.  Mantoan Management, LLC. will negotiate a compromise with the franchise if needed.  In the past, Mantoan Management has been very successful in meeting the requirements of the franchise company while at the same time holding down the cost of the task for the owner.  This has proven to be a win-win situation for all involved.

As an example, Mantoan Management was able reduce the scope of work to be completed on the exterior of a hotel building.  This was accomplished by meeting with the franchise company representatives.  We provided them with significant information that allowed them to accept a compromise on the scope of work.  This kept the franchise representatives happy and kept the owner happy as well.  The cost of renovation for this particular project was reduced by over $800,000. 

Once the scope of the work is finalized, Mantoan Management will prepare bid sheets for the relevant tasks and proceed to bid the project to subcontractors.  Mantoan Management will collect the bids for review with the owner. 

As the bids are accepted, Mantoan Management will oversee the renovation project to insure the highest quality of work, and that the task is completed in a timely manner.
